Box 55,
Lake Mills, WI 53511.
Location: NW%4 NE '/4, Section 17. SW 1/4, SE 1/4, Section 8. Town of Cottage Grove
District: A-1 EX
Property Address 4226 Vilas Rd.
Parcel#0711-171-8500, 0711-084-9000
Legal description of the current property:
The West 1/2 of the Southeast 1/4 of Section 8, Town 7 North, Range 11 East, Township of Cottage
Grove, except lands lying South of highway in southwest corner of said tract. Part of the Northwest %4
of Northeast 1/4 of Section 17, Town 7 North, Range 11 East, Township of Cottage Grove, Dane
County, Wisconsin, described as follows: Beginning at the Northeast corner of Northwest 1/4 of
Northeast %4 of said Section 17; thence West on section line, 904 1/4 feet to the center of the highway;
thence running South 58 45' East (variation 3 45') along the center of highway 1044 feet to the East
line of Northwest '/4 of the Northeast 1/4; thence North on said 1/4 section 570 1/4 feet to beginning.
All that part of East 1/2 of Southwest %4 of Section 8, Town 7 North, Range 11 East, lying north of the
highway, except that part thereof heretofore conveyed by Ben J. Sutherland and wife to A.C. Holscher
by deed dated January 20, 1908 in Volume 208 of deeds, page 523 as Document Number 285138.
Included in the above description, lot One, (1), Certified Survey map No. 1231 recorded in volume 5 of
Certified Survey maps of Dane county, Wisconsin, page 141, as Document Number 1374349.
My client's intent is to construct a 9-hole golf course on their existing property. The parcels total
acreage is 105 acres in which only approximately 72 acres will be used by the golf course and 3 acres
zoned B-1 and the remaining land will be left as open prairie. Bradt Farms Inc. plans on using the
existing topography with only very minor grading to construct raised greens and tee boxes. They also
plan to create wetland detention basin in areas of high hydric soils. These wetland areas will delineate
between holes 7,8 and 9.
When Bradt Farms Inc. did some minor grading prior to the stop work order, they took environmental
cautions by placing silt fence, seeding and mulching in critical areas in which potential runoff could
occur. I have been in contact with Craig McCallum of the Dane County land Conservation, Chris
DeRemer of the Department of Natural Resources and James Knowles of the U.S. Army Corps of
Engineers of the work that has taken place and the intent of Bradt Farms Inc. to construct a 9-hole golf
course.
