There are no apparent alternative <br /> locations which are suitable and available,especially since this particular site <br /> was donated completely free of any charge by the owner as a charitable <br /> contribution. <br /> e. Section 10.123(3)(a) 1.E., D.C. Code. Based on the restrictions below, the <br /> private school use as proposed is compatible with existing farm related <br /> neighboring uses. <br /> f. Section 1O.123(3)(a) 1.IL; D.C. Code. Road improvements, stormwater <br /> management improvements, water and sewer improvements, as well as other <br /> Town infrastructure improvements and increased Town services will likely <br /> be necessary to serve this development, but those will be paid for by the <br /> Petitioner, and those improvements will also aid the current and remaining <br /> agricultural uses in the surrounding area. <br /> g. Section 1O.123(3)(a) 1.I., D.C. Code. Currently, there are not adequate <br /> public services available to serve this contemplated use as fully developed. <br /> However,the school's current sanitary system for the phase approved herein <br /> is approved by any State of Wisconsin and Dane County approving <br /> authorities. Existing Town water and sanitary sewer services to serve the <br /> entire area are not located adequately to serve the property for full <br /> development in a cost-effective manner at this time, but will be reviewed by <br /> the Town and may be a condition of further development of the parcel and <br /> surrounding properties. <br /> 2. CUP #1415, with the certain conditions and restrictions as referenced below, will <br /> comply with the current Town of Westport Land Use Plan (the "Plan"), relevant <br /> portions of which are attached as Exhibit D, based on the findings above, as <br /> follows: <br /> a. The private school use in A-1 EX zone is consistent with several of the <br /> goals of the Plan at page 30, including: <br /> 1. Preserve the Town's rural character, particularly in areas outside of <br /> the urban service area. <br /> ii. Protect and preserve prime agricultural land. <br /> iii.
