WINDSOR TOWN BOARD - 2/5/98 <br /> will be taken from the site. The garage floors will be 2-1/2 to 3 feet below existing grade,with any <br /> excess soil being redistributed. <br /> The masonry and vinyl-sided buildings will be of a prairie-style construction, with wide overhangs <br /> and shallow-pitch roofs. Entry will be through a portico. Parking for two vehicles per unit will be <br /> under each building. Units will range in size from 1,150 square feet to 1,200+ square feet. <br /> Mr. Ladopulos indicated he has parties interested in renting retail space. He provided the Town <br /> Board with a letter of intent from an interested party. <br /> In response to a question by Supervisor Wipperfurth regarding on-site detention of water, <br /> Mr. McFadden indicated that nothing additional has to be done in that 71 percent of the site will be <br /> grassy and able to absorb the water. <br /> Mr. Ladopulos responded to Supervisor Wipperfurth's inquiry regarding setback from Lake Road <br /> stating that the setback will be between 120 and 130 feet. <br /> The floor was opened to discussion by the audience at this point. <br /> Mike Berkholtz of Water Wells indicated he was against the project. He inquired regarding how <br /> deep the parcel would be from Lake Road to the railroad tracks,to which the response was 324 feet. <br /> Barb Sauer of Cross Plains appeared before the Town Board. She indicated that she owns a salon <br /> in Glacier's Edge in Cross Plains and has known Nick Ladopulos for seven years. Her experience <br /> and her community's experience have been very good. Glacier's Edge has provided the community <br /> with a lot of real positives. Mr. Ladopulos has worked tirelessly to fill the retail the space. Glacier's <br /> Edge has given back a sense of community and social atmosphere. <br /> Chris Zabrowski of Madison indicated he was interested in renting retail space for a real estate office <br /> in Mr. Ladopulos'project. Mr.Zabrowski has worked and sold real estate for nine years in Madison <br /> and has sold condos built in Cross Plains. The value of these condos has increased just as a <br /> single-family home. <br /> Bill Conway of McFarland owns the parcel of land adjacent to the Annen property. His original <br /> plans were to construct 24 mini-shops to house a concrete business, a fire engine restoration <br /> business, and a spray texture business, amongst others. Mr. Conway indicated he liked <br /> Mr. Ladopulos's plans and, accordingly, has put his original plans on hold. (Two of <br /> Mr. Ladopulos's buildings would be on Mr. Conway's property.) If Mr. Ladopulos's project fails <br /> to go forward, Mr. Conway will proceed with his 24 mini-shops. <br /> Ed Wing, 6639 Chestnut Circle, felt that traffic would be a problem as it increases to extremes <br /> during rush hours. <br /> -3- <br />
