- There are no wetlands on the site, but the entire eastern part of the site has very <br /> steep slopes. The southern part of the site is all ST Stoney and Rocky-land- <br /> which has steep slopes and shallow depth to bedrock according to the Soil <br /> Survey. A large area to the north has KrE2 Kidder soils which are characterized <br /> by steep slopes 20% to 30%. <br /> The protection of these steep slopes needs to be ensured if this proposal is <br /> approved. <br /> - Pending detailed review, this proposal appears consistent with the applicable <br /> density policy. <br /> Note that the plan requires all of these criteria to be met prior to approval. <br /> In addition, there are other policies which impact this proposal: <br /> The required minimum lot size for any approved nonfarm development in <br /> agricultural areas should be flexible. The minimum lot size shall be between two <br /> and ten acres. No residential subdivision will be allowed. <br /> All development including driveways shall follow the natural contour of the land, <br /> driveways exceeding twelve percent shall not be allowed and permanent erosion <br /> control measures shall be taken. <br /> Comments related to policy: <br /> - These parcels of over 16 acres each are significantly larger than the two to ten <br /> acres suggested by plan policy. <br /> - There needs to be assurance that drives will meet this standard if approved.
