Y, Town of Roxbury <br /> RE: Testimony and Comments in Opposition to Petition #7121 (Margo <br /> Zeman) <br /> Thank you for the opportunity to support additional written comments in opposition <br /> to the proposed re-zoning by Ms. Margo Zeman of her property from RH-2 to RH-1 . <br /> (Our property, zoned A2(8), is located immediately adjacent to and behind the <br /> property proposed for re-zoning.) <br /> Our opposition to the proposed re-zoning is based on several concerns, as follows: <br /> 1. The re-zoning would result in inequitable and discriminatory application of <br /> zoning policies. <br /> When we purchased our property in 1990, we requested re-zoning to allow <br /> us to operate our business in the home. Town board members explicitly <br /> stated at the time that they were concerned we would sub-divide the <br /> property (which was not our intention). We were told the town's land use <br /> planning guidelines at the time were to encourage residential development in <br /> two areas-1) in the triangle north of Co. Hwy Y and between Highways 12 <br /> and 78, and 2) around the unincorporated area of Roxbury. Development <br /> south of Highway Y, we were told, was inconsistent with this guideline. As <br /> a result, at the Town Board's request, we accepted a zoning designation- <br /> A2(8)—that effectively prohibits us from subdividing our 12-acre parcel. <br /> This designation was specifically and explicitly designed to prevent sub- <br /> dividing of our parcel. <br />
