All <br /> easements shall be 12 feet wide or wider when recommended by the Town Engineer. <br /> 19. All outstanding special assessments and fees shall be paid prior to <br /> signature on the Plat by the Clerk. <br /> 20. The Plan Commission shall have design review approval of the <br /> condominium units including the architectural design of the building, the private drive, <br /> grading, and landscaping and/or screening for the property, and shall do so prior to <br /> construction commencement. <br /> 21. The development shall be restricted to no more than four stories. Access <br /> to the underground garage shall be from the south. No more than 16 units shall be <br /> allowed on the property and shall be constructed in the configuration and dimensions <br /> as shown on the attached Plat and as represented at the February 26, 1997 public <br /> hearing, a copy of which document is also attached. No further residential or dwelling <br /> units shall be allowed on the Plat property, nor shall any other use be allowed on the <br /> property. Parking for the residents of the structure shall be provided indoors within <br /> the confines of the structure, the configuration and dimensions of which shall not differ <br /> from that as shown on the attached site plan. As shown on the site plan, no more than <br /> 11 outdoor parking spaces shall be allowed, at least 2 of which shall be for <br /> handicapped parking, and these shall be located on the property as shown on the site <br /> plan attached.
