Petition #6382 <br /> Page 2 <br /> In addition, Owner shall install a speed bump at the entrance <br /> from the cul-de-sac into the access road. Except as provided <br /> in paragraph 3 below, no other or additional entry access <br /> road shall be established. Further, the access road, as it <br /> presently exists, shall not be expanded or relocated. <br /> C. Traffic shall only be permitted to exit the parking lot via <br /> the private access road presently located at the South- <br /> eastern edge of the cul-de-sac on Coventry Trail. Such road <br /> shall be one-way, from the private access road onto Coventry <br /> Trail. In addition, Owner shall install a speed bump and <br /> stop sign at the intersection of the private access road and <br /> Coventry Trail. Except as provided in paragraph 3 below, no <br /> other or additional exit access road shall be established. <br /> Further, the access road, as it presently exists, shall not <br /> be expanded or relocated. <br /> D. No parking shall be permitted in the private access roads. <br /> Except as provided in paragraph 3 below, no other or <br /> additional parking shall be established. Further, the <br /> parking lot, as it presently exists, shall not be expanded or <br /> relocated. <br /> E. Owner shall, no later than thirty (30) days after the Zoning <br /> Petition is approved by the Dane County Board of Supervisors, <br /> install all traffic control signs and speed bumps, and make <br /> reasonable efforts, to enforce items A through D above. <br /> 3. Landmark Place Access. Owner acknowledges that in connection <br /> with the rezoning of the Williams Farm (which is directly adjacent <br /> to the parking lot for the apartment building located on Lot Seven <br /> (7) , 2801 Coventry Trail) by Epicentre Technologies Corporation, <br /> Zoning Petition #6242, a restriction and condition was imposed <br /> which required that a cul-de-sac, with a radius of not less than <br /> fifty feet (50' ) , would be dedicated by Epicentre Technologies <br /> Corporation for public use at the southern end of Landmark Place, <br /> to be located in the northwest corner of the Williams Property. <br /> Within six (6) months of the time that such cul-de-sac is dedicated <br /> and built, Owner shall, in good faith, use his best efforts to <br /> obtain access to such cul-de-sac, to establish an additional entry <br /> and exit access for the parking lot for Lot Seven (7) , 2801 <br /> Coventry Trail. <br /> 4 . Apartment Sign Location. Any apartment sign for Lot Seven (7) , <br /> 2801 Coventry Trail, permitted by the Dane County Code of <br /> Ordinances, 10.72 (3) , shall only be located at the northern end of <br /> the Coventry Trail cul-de-sac or in the area of the Landmark Place <br /> access, as provided in paragraph 3 above. <br />
