Gunderman <br /> October 4, 1994 <br /> Page Two <br /> sufficient cultivated crop lands for an effective farm Management Plan to eliminate air <br /> and water pollution, while minimizing soil erosion and weed control (a plan that is <br /> currently in use). Our proposed area of use would minimize agricultural impact as the <br /> location reduces to a minimum the amount of productive agricultural land converted. <br /> The use is consistent with the existing and permitted use of adjoining lands all of <br /> which, not separated by public roadways are presently zoned Agricultural Exclusive <br /> A-1. <br /> c.) There is a tremendous public need for a quality, personalized horse boarding facility. <br /> Demographics for the proposed site are extremely strong and highly concentrated in <br /> horses and horse related activities. The property is easily accessible from cities and <br /> towns such as Madison, Sun Prairie, Cottage Grove, Stoughton, Deerfield, Waterloo, <br /> Marshall, and McFarland. Bound's Showtime Arena, a major draw for horse shows <br /> and activities, is just 3-1/2 miles South on Oak Park Road. <br /> d.) Other important factors for location include the accessibility of area veterinarians such <br /> as Deerfield Veterinary Clinic (4 miles), Waterloo Veterinary Clinic (8 miles), Stoughton <br /> Veterinary Clinic (15 miles), Madison Equine Clinic (on call - three vet staff), and the <br /> University of Wisconsin Veterinary Hospital (20 miles). Several feed companies are <br /> located within a few miles of the proposed facility. <br /> e.) The owners are well versed in horses, horse breeding, horse boarding, and horse <br /> related activities. Darcy Mullins has owned horses since 1972. She has bought, <br /> trained, sold and competed on several horses and several styles of riding. In 1990, <br /> she competed nationally and was on the APHA Top 20 Amateur list on a horse she <br /> bought and trained herself. She has won numerous circuit championships, All- <br /> Around-Amateur titles and year end awards for her efforts. She is currently the <br /> Secretary of the Wisconsin Paint Horse Club, a position she has held for nearly two <br /> years. From owning horses through two decades, she has boarded horses in at least <br /> nine establishments and has learned several business methods. Jay Mullins has been <br /> actively involved in horses since 1986 and is a Civil Engineer experienced in building, <br /> design and property management. <br /> The proposed location is a perfect site for a quality, horse boarding facility. Since obtaining <br /> preliminary approval from the Township of Medina, several horse owners have stopped by <br /> seeking additional information and a possible completion date.
