The <br /> following site-specific conditions are acceptable to Mr. Niesen: <br /> 1. no storage on site of bulk fuel for vehicles (no <br /> tank exceeding 10 gallons) ; <br /> 2 . no sales or storage on site of bulk fertilizers (no <br /> bag or container exceeding 50 pounds) ; <br /> 3 . no sales or storage on site of bulk herbicides (no <br /> bag or container exceeding 50 pounds) ; <br /> 4 . no sales or storage on site of bulk pesticides (no <br /> bag or container exceeding 10 pounds) ; <br /> 5. no sales of furniture on site; <br /> 6 . no lawn care services from the site; <br /> 7. the minimum hours of retail operation shall be as <br /> established from time to time in the owner's <br /> discretion, but the maximum hours of retail <br /> operation shall not exceed 8:00 a.m. until 8:00 <br /> p.m. ; <br /> 8 . all security lighting on site shall be shielded and <br /> directed downward similar to street lighting' <br /> 9 . in lieu of screening on the northeast side of the <br /> parcel, the owner shall install street trees along <br /> Stage Coach Road abutting the parcel; <br /> 10. the on site development or use shall not cause air <br /> pollution, water pollution or soil erosion that <br /> exceeds applicable state or local standards, and we <br /> anticipate that any effect on the environment will <br /> be far less than that; and <br /> 11. such other site conditions as may be necessary for <br /> approval and are acceptable to Mr. Niesen. <br /> There has been some talk in the past of screening the northeast <br /> side of the parcel .
