BISHOPS BAY COUNTRY CLUB <br /> LAKE MENDOTA <br /> TOWN OF WESTPORT, DANE COUNTY, WISCONSIN <br /> General Project Description/For Dane County Rezoning Application <br /> The Bishop's Bay Country Club project is located within the Town of Westport on <br /> the north shore of Lake Mendota within the jurisdiction of Dane County zoning. The site <br /> for the proposed project is a combination of R-1 (single family residential zoning) A-1, <br /> A-2 and A-3 (agricultural zoning) and RH-1. The portion of the project proposed for golf <br /> course housing related development is within the central urban service area - existing <br /> boundaries and served by municipal sewered service from the Town of Westport sanitary <br /> district. The Bishop's Bay Country Club project site contains no officially mapped <br /> environmental corridors or wetlands. Primary access to the project is from CTH M. <br /> The Bishop's Bay Country Club is to be a private membership Country Club and 18 <br /> hole golf course. The Country Club buildings and related facilities (to include, tennis <br /> club, swimming pool, health club, restaurant and bar facilities, golf and health club pro <br /> shop, and uses customarily related to the operation of a private country club and golf <br /> course) is to be located with views and access to the Lake Mendota frontage. The <br /> country rezoning request is to rezone this approximate 10.8 acre +/- parcel from R-1 <br /> residential to B-1 general business district for the purpose of allowing the country club <br /> uses. This B-1 district would be further restricted to limit the allowable uses. <br /> The Bishop's Bay Country Club development plan includes approximately 100 +/- <br /> large lot single family detached homesites (on sanitary sewered system) that are oriented <br /> along the already residentially zoned fringes of the proposed golf course. The <br /> development plan also includes an attached housing project component that would allow <br /> approximately 150 town home styled condominium units. There is currently not a request <br /> for this zoning change within the county and township. It is anticipated that this Town <br /> House component of the County Club project would be subject to annexation and zoning <br /> by the City of Middleton. <br /> The rezoning request includes the change of zoning from R-1, A-1, A-2, A-3 and <br /> RH-1 to RE-1 recreational district. The area proposed for this rezoning is the "envelope" <br /> within which the 18 hole golf course would be constructed. This rezoning is required to <br /> allow for the construction of a golf course within the Dane County Zoning ordinance. <br /> ATTACHMENT 'A' <br />
