No Lot shall be <br /> used or maintained as a dumping ground for rubbish, <br /> trash, leaves, lawn clippings, rocks, or earth. Rocks <br /> found or uncovered during construction are not to be <br /> dumped on any adjoining Lot without the written <br /> permission of the Lot owner . Trash, garbage, or other <br /> waste shall not be kept except In sanitary containers. <br /> This section shall not prohibit the construction and <br /> operation of a compost . One incinerator or similar <br /> equipment for the burning of personal waste shall be <br /> allowed. The Incinerator or similar equipment shall be <br /> placed so as not to cause a nuisance to the neighbors. <br /> I . No building material of any kind or character shall be <br /> stored upon any Lot except In connection with <br /> construction approved by SBP as hereafter provided. <br /> Construction shall be promptly commenced and be <br /> diligently pursued as soon as any building materials are <br /> placed on any Lot . <br /> m. No signs of any type shall be displayed to public view on <br /> any Lot without prior written consent of SBP except lawn <br /> signs used by a builder , licensed real est.-. , company or <br /> SBP to advertise the property while under construction or <br /> while the property Is being actively marketed for sale. <br /> Any such lawn sign shall not exceed 8 square feet in <br /> size, SBP, however , may display a sign of any size to <br /> Identify Grandview Heights. <br /> n. Front yard decorations, including wildlife reproductions <br /> (Example: concrete deer , cattle) , lighting, mailboxes, or <br /> seasonal decorations are prohibited without the written <br /> approval of SBP. <br /> o. Exterior yard post lights shall be of a design which Is <br /> harmonious with the style and architecture of the home on <br /> that Lot . <br /> p. Any side yard shall be not less than fifty (50) feet . <br /> q. The set back from the front of each Lot shall be not less <br /> than one hundred fifty ( 150) feet . <br /> Note: The front thirty-three (33) feet of each Lot Is <br /> road right of way and several lots (Lots "B" , "C" , <br /> "G" , "H" , and " 1 " though "L" ) have an additional <br /> easement of thirty-three (33) feet across part or <br /> all of the property for ingress and egress for <br /> their neighbor 's driveway. <br /> 2 . Each residential structure shall have a minimum of the <br /> following floor area of finished living space: <br /> a .
