" S e <br /> the east boundary of Lot "C" . The commons area over a Lot <br /> shall be an easement over such Lot and shall not divest the <br /> owner of title to such Lot . Motorized vehicles (Examples: dirt bikes, all terrain <br /> vehicles, snowmobiles, motorcycles) shall not be allowed <br /> In the commons area. <br /> b. Horses may be ridden throughout the area. <br /> c . Walking, riding and cross county skiing trails may be <br /> • established by agreement of the owners. <br /> d. No buildings can be erected. <br /> 13 . There shall be no buiidings or Improvements on the rear 800 <br /> feet of each Lot . Fences may be constructed on each Lot so <br /> as to separate the commons area of each Lot from the <br /> remainder of each Lot . <br /> 14 . The owners of Lots "A" through "C" may not sell or otherwise <br /> transfer title to any portion of their property to any <br /> adjoining property owner without the express written consent <br /> of SBP . <br /> 15. Driveway ingresses and egresses and/or driveway easements <br /> will be allowed as follows: <br /> a . One ( 1 ) common driveway entrance for Lots "A" , "B" & "C" <br /> on the North side of Grandview Road. <br /> b. One ( 1 ) driveway entrance for Lot "0" on the South side of <br /> Grandview Road. <br /> c. One ( 1 ) common driveway entrance for Lots "F" , "G" & "H" <br /> on the South side of Grandview Road. <br /> d. One ( 1 ) common driveway entrance for Lots " 1 " & "J" on the <br /> North side of Whalen Road. <br /> e. One ( 1 ) common driveway entrance for Lots "K" & "L" on the <br /> North side of Whalen Road. <br /> 16 . Because there are a limited number of driveway ingresses and <br /> egresses to Grandview Road and Whalen Road and physical <br /> limitations at the front of the various Lots, additional <br /> driveway easements and Joint driveway easements within the <br /> various Lots will be recorded. <br /> 17 . SSP shall not be responsible or liable to owners or residents <br /> of Lots In Grandview Heights for damages caused directly or <br /> Indirectly by nuisances, noises or odors from neighboring <br /> farms, farm animals, farm equipment, or airport noises or <br /> nuisances or airplanes. <br /> 18 .
