INFORMATION REQUIRED FOR CONDITIONAL USE PERMIT <br /> MIDDLETON-CROSS PLAINS AREA SCHOOL DISTRICT - SCHOOL SITE <br /> LEGAL DESCRIPTION OF THE PROPERTY: The Southeast 1/4 of the Northeast 1/4 of Section 6, <br /> Township 7 North, Range 8 East, in the Town of Middleton, Dane County, Wisconsin. <br /> TAX PARCEL NUMBER: 19-0708-061-9500-4 <br /> PROPOSED USE OF THE PROPERTY: An elementary school and related infrastructure such as <br /> playgrounds, recreational/athletic fields, and parking would be constructed on this site. A copy of the <br /> educational specifications for this proposed school is enclosed with this application. <br /> TIME SCHEDULE FOR DEVELOPMENT: The timetable for development has not been determined by <br /> the Middleton-Cross Plains Area School District Board of Education as of this time. The project would <br /> begin following successful passage of a potential referendum to be held early in 1993. Construction <br /> would probably begin shortly thereafter. <br /> REASON WHY THE PROPERTY IS SUITABLE FOR THE PROPOSED USE: In May 1991, the Board of <br /> Education authorized a study of available sites suitable for a new elementary school in an area north <br /> of Airport Road, south of County Trunk K, and west of Highway 12. The sites identified in the study <br /> were evaluated using criteria such as availability, size and shape,topography,soils and drainage, septic <br /> system capability, accessibility of other utilities, vehicular access, pedestrian access, zoning and other <br /> regulatory constraints,surrounding uses,residential growth,and compatibility with the proposed Morey <br /> Airport expansion. This site was ranked as the most favorable when taking into consideration all of <br /> the evaluation criteria. <br /> Demographics: The site is located in the vicinity of several rural subdivisions such as <br /> Enchanted Valley, Hickory Woods, Delwood Hills, and Scenic Ridge. A school <br /> located on this site would provide needed relief for several of our other <br /> elementary attendance areas. The concentration of students in the near <br /> vicinity of the site also results in transportation efficiencies. <br /> Physical <br /> Characteristics: The site was evaluated by Ayres Associates for septic system suitability. <br /> Ayres reported that soils on the site are suitable for several types of <br /> wastewater infiltration systems. <br /> The site was also evaluated for building suitability by Soils & Engineering. <br /> They reported good soil conditions for construction purposes. <br /> The site is moderately sloped resulting in excellent drainage. <br /> The site has the potential for access from several directions. <br />
