MINUTES OF THE DANE COUNTY BOARD OF ADJUSTMENT <br /> • MEETING OF JULY 21, 1972 Page 2 <br /> OTHERS IN FAVOR: none. OPPOSED: none. TOWN BOARD: E. Lingard chairman <br /> in favor. <br /> t. v' •183. Appeal by Duaine Turner from denial of a permit to construct two <br /> duplexes on Lots 7, 8, 9 and T0, Block 8 Lake Forest, Township of <br /> Madison. Permit denied because lot area is less than required by the <br /> Dane County Zoning Ordinance. <br /> IN FAVOR: D. Turner, proposes two duplexes on five lots, 6, 7, 8,9 an. <br /> 10. Lot 6 would be reserved as a play area. Question, Erickson, would <br /> there be a covenant with the Town dedicating Lot 6 as a non-buildable <br /> lot? D. Turner, yes this could be arranged, would not want to tie lot <br /> 6 to the other lots which might prevent their future sale possibiliti:s. <br /> The area is zoned for duplexes and as for the density, five single <br /> family residences could be build on these same five lots whereas we <br /> propose only four residences, (two duplexes) the duplexes,rather than <br /> smaller S.F.R. homes,would improve the area. <br /> OTHERS IN FAVOR: none. <br /> OPPOSED: Phylis Larson, resident in area, presented a petition with <br /> 59 signatures, in opposition to the variance. Mrs. Larson stated that <br /> there is a park in the area plus the arboretum so there is no need for <br /> mother play area. Feeling is that pr. Turner should do as others in , <br /> the area have done, use two lots for one residence. Question, Dahlk, <br /> when was the area zoned to R-3A? Enger, about 3 years ago. Erickson, <br /> have any other variances for duplexes been granted in this area? Engel <br /> not to my knowledge. Mrs. George P. Fitzgerald owners of property in <br /> Block 9; have nothing against duplexes but we feel that this variance <br /> would be unfair to those who have built duplexes and have had to <br /> conform to the ordinance. This also would open the door in the future <br /> to others wishing to do the same. Robert Cook, owner of three lots on <br /> Dunn Place; parking would be a problem which would mean cars in the <br /> street. Henry Bassett, owner of three lots in Block 10; leary of <br /> proposal to leave lot 6 as play area and along with the parking <br /> problem the proposal is unrealistic. Mr. Enger, The ordinance states <br /> that off-street parking must be provided.Donald Ralph, Dorothy <br /> Elkington also recorded as being opposed, <br /> TOWN BOARD: communication to Erickson by phone, opposed. <br /> ✓;18L . Appeal by Richard Stricker from denial of a permit to build an <br /> addition to a residence on a parcel of land located in the SA SE4 of <br /> Section 3, Township of Dunkirk. Permit denied because setback from <br /> Highway 51 is less than required by the Dane County Zoning Ordinance. <br /> IN FAVOR: R. Stricker, have called the Highway Dept. and they have no <br /> plans to improve 1 at this point other than black-topping. The High- <br /> way Dept. has granted us a permit 5o add ,6 feet more to our existing <br /> culvert (to the East). Visability at present driveway is dangerous, <br /> the proposed location of the addition is the most convenient and looks <br /> the best. Erickson: The Board of Adjustment may only grant a variance <br /> based on hardship, also, this addition would make the entire residenc0 <br /> 121 more non-conforming. Other .alternate ideas were discused. <br /> OTHERS IN FAVOR: none. OPPOSED: none; TOWN BOARD: Oscar Holte, <br /> Chairman, not opposed. Call from Carlos Martin, District Supervisor, <br /> not opposed. <br /> ,;.185. Appeal by George Dublin for a Special Exception Permit to construct a <br /> garage on a parcel of land located in the SW4 SW1/4 of Section 22and th <br /> NW4 NW4 of Section 27, Township of Mazomanie, Floodplain Area. <br />
