• (2) <br /> curve. The majority of the traffic which currently uses <br /> Deerfield Road, especially in morning and evening hours, <br /> travels at a high rate of speed. The two parcels created <br /> from the Ualeria property will require direct access to <br /> Deerfield Road. This means two more driveways located near <br /> the curve. And, if this type of ' strip' development is <br /> allowed and sets a precedent for the area, there is potential <br /> for many more driveways accessing Deerfield Road. As the <br /> traffic increases, the more dangerous this road will become. <br /> Therefore, I feel that if the townships and County are going <br /> to continue to allow this kind of rezoning, then they should <br /> be prepared to upgrade these roads accordingly with those <br /> additional tax dollars they are recieving from these developments. <br /> I felt it was interesting to note that recently Cottage Grove <br /> Township turned down an appeal to rezone a 17.5 acre parcel <br /> located next to the Ualeria property; A parcel more wooded <br /> and containing less agricultural land. The buyer had to <br /> purchase 37. 5 acres to comply with the township's demands. <br /> I find it ironic that they are split over this petition. <br /> I also feel it should be noted that the Ualerias rezoned to <br /> A2 only a couple of years ago allowing them to have a horse <br /> boarding business. I did not oppose that rezoning based on <br /> the acreage of the property at that time, 20. 5 acres. The <br /> splitting off of the 10 acres tremendously reduces the amount <br /> of trails and riding area available to the Ualerias' boarders. <br /> Therefore, these horseback riders will also be using the <br /> roads more frequently. I am also concerned that if we allow <br /> the Ualerias to rezone again, what will they want two more <br /> years down the line? What is the purpose of even having a <br /> zoning system if it can be changed on a whim, especially <br /> with so much opposition from area residents? <br /> I would also like to say, that to my knowledge 13 sites are <br /> still available in that 14 lot development which offer much <br /> the same benefits as these two parcels proposed by the <br /> Ualerias. Therefore, I don' t see a pressing urgent need <br /> for more of these sites to be made available in this area. <br /> In closing I would like to add that the reason I purchased <br /> property in this area about 8 years ago was to live out in <br /> the country. I bought an existing house with 2.6 acres <br /> which was split off from a sod farm. Those remaining 56. 2 <br /> acres are currently being farmed. I understand why other <br /> people also want to live in the country. However, if this <br /> rural development Is not somewhat controlled, they too may <br /> find the reasons why they built their houses here quickly <br /> dissappearing.
