Linville, J. Schilling OPPOSED: --- <br /> COMMUNICATION: --- <br /> SAYLES/LONG to deny requested Variance from maximum lot <br /> coverage to permit deck construction as proposed. <br /> Finding of Fact: <br /> 1) . Applicant proposes a new residence located on 2 <br /> adjoining vacant lots. <br /> 2) . The floor plan selected, with proposed deck exceed <br /> maximum lot coverage by 322 square feet. <br /> 3) . First floor level and deck level estimated to be 5 feet <br /> above grade. <br /> 4) . Total lot area is 10, 880 square feet, to which <br /> Ordinance limits maximum lot coverage to 30%. <br /> Conclusion: <br /> 1) . Unnecessary hardship was not proven. <br /> Motion 5-0. <br /> #3053. Project is intended to replace and slightly enlarge <br /> rotten deck now removed. <br /> 2) . Existing deck, as well as 3± feet of residence encroach <br /> into required setback to normal high watermark. <br /> 3) . A variance approval would have the effect of reducing <br /> the average required setback for adjoining properties. <br /> 4) .
