April 21 , 1989
Walter Olson , Jr .
321 Seth Circle
Madison, WI 53716
Dear Mr . Olson :
We are writing this letter because we are extremely upset
about your plans for Out-Lots #2 and #3 in the Cottage
Grove subdivision of American Way. A "farm market" convenience
store in our neighborhood is both undesirable and unnecessary.
We who purchased lots in your subdivision did so with the
locale in mind : larger country lots and a rural country
atmosphere , away from the hustle and bustle of city life .
We would not have chosen to build in American Heritage if
there had been a commercial building (convenience store )
at the entrance .
As it is now, there is a convenience store about one mile
from the subdivision . There is no need for another . In
fact , this is not an ideal location for the success of any
business . This area would more likely be a place for an
unsuccessful business , resulting in an eyesore - an abandoned
building with a large , unused parking lot .
The subdivision entrance is now a busy, and , at times , congested
intersection . With the future sale of the remaining lots
in the subdivision , there will be a natural increase in
traffic volume on American Way . Any kind of business would
further congest the situation . This , in turn, may lead
to the increased possibility of traffic accidents from so
many cars turning on and off Highway BB with its 55 mph
speed limit .
It is the responsibility of Olson Realty to maintain the
integrity of the subdivision regarding the sale of , and
building on , the remaining lots . Allowing a commercial
4 establishment in this residential area shows a lack of concern
for the existing homeowners.
4
