#-6,3
~- - ._~
 9c
, November 24, 1990 '
Mr. Fred Teitgen, Chairman
Town of Mazomanie Land Plan Committee
8 State Street
Mazomanie' Wisconsin 53560
Dear Fred:
The proposed zoning petition #4925 to rezone a parcel on Skara
Brae Lane into four single family lots has promhted us to review
the Town of Mazomanie 's Land Use Plan' After reviewing this
document and the goals set forth in it, we would like to express
our support for the plan and its underlying policies and
objectives~
We share concerns with the Township over preservation of
farmland, scattered development, retention of rural character
and effects on the environment as stated in the Land Use Plan
book.
Based on these mutual concerns and objectives, we would like to
outline our specific concerns and objections to this proposed
re-zoning:
First, we are concerned that this proposal would create on Skara
Brae Lane (2/10 mile long dead-end road) a number of adverse
conditions -- increased traffic , safety problems, required road
improvements and increased maintenance and harmful effects on
the adjacent land.
Secondly, potential erosion from driveways leading into the
hillside and the impact of additional wells and septic systems
on this fragile area would lead to a negative environmental
impact on the surrounding woodland and wildlife. Perhaps a more
appropriate use (or non-use) of this land would be as a Nature
Conservancy.
And finally, the entire length of our property 's west facing
boundary, including nearly the entire length of Skara Brae Lane,
is adjacent to the proposed re-zoning. Our original decision to
purchase our property was based in part on the assurance by Burt
Kreitlow that this proposed area would never be developed. We
feel that acceptance of this proposal would have a negative
fect on our use and enjoyment of our own property.
Based on these concerns for the land itself, the town 's
increased maintenance expense and safety problems, and for our
own use of our land, we strongly oppose this petition for
re-zoning. We appreciate your consideration of our concerns and
ask thi petition for re-zoning be denied.
Sincerely,
Dennis & Klover Schafer
cc: Mr. Ron Adler, Town of Mazomanie Chairman
Mrs. Roxanne Jordon, Town of Mazomanie Clerk
Ms. Shary Bisgard, Dane County Zoning & Natural Resources
Committee Chair
