Six Standards of a Conditional Use Permit <br /> Provide an explanation on how the proposed land use will meet all six standards. <br /> 1. The site is bordered by 1-39 interstate and county hy AB.A vacant property to the <br /> north, which appeared to have be a commercial endeavor given the remnants of <br /> vehicles left behind, is located to north.The east property residence cannot be seen <br /> due to trees. A landscape company is also located to the east <br /> b. The bridge over the Interstate will be rebuilt in near future and a bridge at Ab& <br /> Highway 12 is also on the drawing board.The Interstate is also being widened. <br /> Other road construction in the area is also under consideration.A Dot report talks <br /> about Sprecher RD. being widened and has been started on northern portions.The <br /> City of Madison has plans has plans to do improvements at Yahara Hills. <br /> c. Given that we are on the Interstate, it is possible we will be eliminating truck traffic <br /> leaving the Interstate and disturbing residents and deteriorating roads.Given all the <br /> work in the area coming up, it is likely that by improving the lot and mining sand <br /> prior to filling over,will create the shortest life span of this site and mitigate <br /> trucking to points farther and mitigate traffic load and street deterioration. <br /> d. The operation will have grassy berms that block visually.The berms also serve to <br /> lessen wind & noise effects. Being next to the Interstate and on a county highway is <br /> a perfect place. <br /> e. Land will be returned to agricultural use as reclaimed.2. The uses, values and enjoyment of other property in the neighborhood for purposes <br /> toor already permitted shall be in no foreseeable manner substantially impaired or diminished <br /> by establishment,maintenance or operation of the conditional use. <br /> a. The town neighborhood plan shows this area to be commercial. <br /> SM-r+s(`CD ✓ 3. That the establishment of the conditional use will not impede the normal and orderly <br /> development and improvement of the surrounding property for uses permitted in the <br /> district. <br /> a. As stated in 1., we would provide cost effective service for development. <br /> s��F+gyp ✓ 4. That adequate utilities, access roads, drainage and other necessary site improvements <br /> have been or are being made. <br /> a. No utilities are needed. <br /> ,Sa rat ✓ 5. Adequate measures have been or will be taken to provide ingress and egress so designed <br /> as to minimize traffic congestion in the public streets. <br /> a. Site is on county highway. Highway MN is 1000 ft to south and hy 12 & 18 is 2000 <br /> feet to north. <br /> b. Brandt Rd will be redone per town requirements. <br /> .5a-rts tvP v' 6.
