., '
Details on #4 and #5 will be worked out pending CSM approval .
We would be happy to work with Jim Mueller of Dane County
Parks to ensure that these restrictions are adequate .
7 ) The western 1/4th of the property which contain the
abandoned vehicles and outbuildings would be converted
from overgrown pasture grass to prairie grass or
wildlife favorable bushes/trees .
8 ) Currently there are four rented dwellings ( occupants
are Mr . Hoffman, Gobler , Orszanski , Ms . Hussey) which
utilize three outdated septic systems in close
proximity to the lake . These would be replaced by
three new homes with updated septic systems situated
away from the lake .
9 ) The above mentioned points provide better protection
for the land than the A-1 zoning which allows for
the removal of the trees and row crop farming. This
would not be done with/without a zoning change but
the more likely possibility of a horse pasture/barn
would be prevented.
D) NOISE CONCERNS
1 ) With DNR approval , an earth berm will be constructed
along the Lake Farms Park Parking Lot border . This
will be naturally landscaped and will act as a noise
buffer .
2 ) The proposed homes will be located far from the lake-
front which is where the most noise is generated ( at
the boat ramp) .
3 ) There are only 6-10 weekends in the summer that the
Madison boat ramps are extensively used. Fall , winter
spring and summer weekdays are usually quiet times .
4 ) The family that is interested in the northernmost lot
currently lives across the street from Squaw Bay on
Lake Monona. They are well aware of the boat noise
and are not concerned about this .
E) TRAFFIC CONCERNS
1 ) Three homes will not create traffic problems
next to a 50-60 space parking lot .
