time, shall be subject to the following conditions, covenants, <br /> reservations and restrictions: <br /> (a) Setback Requirements. The following setback <br /> requirements shall apply to the Lots: <br /> (i) building setbacks shall be in accordance with the <br /> Dane County Code of Ordinances, except as modified <br /> herein; <br /> (ii) with regard to Lots Four (4) through Six (6) and <br /> Twelve (12) through Fourteen (14) of the Plat, all <br /> buildings or other structures shall be not less <br /> than 75 feet from the lot line adjacent to U. S. <br /> Interstate Highway 90-94 ("I90-94") , or, as the <br /> case may be, from the off-ramp from I90-94 to <br /> Wisconsin Highway 19 adjacent to the Real Estate <br /> ("Off-Ramp") ; <br /> (iii) all buildings or other structures shall be not less <br /> than 15 feet from a side lot line; <br /> (iv) with regard to Lots One (1) through Six (6) and <br /> Twelve (12) through Fourteen (14) , vehicle parking <br /> lots or areas shall be not less than 20 feet from <br /> the lot lines adjacent to I90-94 , the Off-Ramp or <br /> Wisconsin Highway 19, as the case may be; <br /> (v) parking lots or areas shall be not less than 15 <br /> feet from the lot lines adjacent to all public <br /> streets and all parking lots or areas and driveways <br /> shall be asphalt or concrete; and <br /> (vi) parking lots or areas shall be not less than seven <br /> (7) feet from side and rear lot lines. <br /> (b) Lot Coverage. The sum of the total number of square <br /> feet of the first floor (ground elevation floor) of buildings <br /> or other structures plus the total number of square feet of <br /> parking lots or areas shall not exceed 80% of the total number <br /> of square feet constituting the Lot. <br /> (c) Developer Approval. For as long as the Developer <br /> has title to or any interest in the Lots, or any of them, no <br /> improvements of any kind or nature, including, by way of <br /> illustration, buildings, parking areas, walls, landscaping and <br /> fences shall be constructed or erected upon a Lot from time to <br /> time, and no exterior alteration or exterior decorating or <br /> redecorating shall be made to any of such improvements from <br /> time to time, unless and until complete plans specifications <br /> and drawings (including site plans, if applicable) shall have <br /> been submitted to and approved ("Architectural Approval") in <br /> -4- <br />
