• <br /> • <br /> ✓ �. lam( cJ r4.4-c.J J A...4_ ,6,e....../ <br /> ✓ ak-Pi i /`-' re-4- /x-Lt..,- <br /> • <br /> Dane County Agriculture, Environmental and Land Records Committee <br /> j Dane County legional Planning Commission Staff Comments 9-11-84 <br /> TLS:jes <br /> Petition #3313 <br /> The proposed 43 acre parcel is the Agriculture Preservation District of the <br /> Town of Sun Prairie Land Use Plan where the objectives are to: preserve <br /> productive farmlands, protect farm operations, control sporadic development <br /> and protect the natural environment. <br /> A small part (Lot 11 of Valley View Estates) is in the Unsewered Develop- <br /> ment District of the plan, where residential uses are permitted, provided <br /> it will not conflict with farming operations. To be consistent with plan <br /> policies, a plan amendment would be required before considering such a <br /> large area for development. <br /> If there were consideration of a plan amendment, the applicant indicates <br /> that 67% of the area is farmland, most of it "prime agricultural soils". <br /> It is also noted that there are over 60 vacant lots in the Town of Sun <br /> Prairie, as well as over 250 vacant lots to the south in the Town of <br /> Cottage Grove. Thus, from either a farmland preservation, or a need for <br /> development perspective, there is little justification for such a plan <br /> change. <br />
