I am submitting <br /> this letter in fulfillment of that request and hereby request that this letter <br /> be made a record to the hearing in lieu of my personal appearance. <br /> The proposed development is for 200 units on the 5.6 acres site with 1.7 <br /> parking stalls per dwelling unit. I pointed out at the Town Plan Commission <br /> that this type of development will generate approximately six trip ends per <br /> dwelling unit which is 1200 trip ends per day. <br /> This would be approximately a 100% increase over the trips you would <br /> expect if the lands developed under the existing commercial zoning similiar to <br /> the existing uses on the roadway. <br /> Based on the type of traffic using this leg of Todd Drive being heavy <br /> commercial from Waste Management and American, together with the existing <br /> conditions at the Belt line and Todd Drive, the Town and the County should be <br /> very careful about rezonings which project such traffic growth without a <br /> complete study of the traffic situation. <br /> The other adverse traffic related item is the lack of on-site parking <br /> which will be made up on the street over time and this will only compound the <br /> problem with the existing and future commercial uses. <br /> Sincerely, <br /> D'Onofrio, Kottke & Associates, Inc. <br /> Don E.
