SECTION 10.04; 10.05; <br /> • <br /> (2) Height: Mo building or structure shall be erected, nor shall any existing building <br /> or structure be removed, reconditioned, added to or structurally altered to exceed in <br /> height the limit established by this ordinance For the district in which such building <br /> or structure is located. <br /> (3) Percentage of .Lot Occupancy: No building or structure shall hereafter be erected, <br /> nor shall any existing building be moved, altered, enlarged or rebuilt, nor shall any <br /> open spaces surrounding any .building or structure be encroached upon or, reduced in <br /> any manner, nor shall a greater percentage of lot be occupied, except in conformity to -- <br /> the building site requirements and' the area and yard regulations established by the <br /> ordinance, for the district in which such building is located. <br /> (4) Density of Population: No building, structure or premises shall be erected, occu- <br /> pied or used so as to provide a greater density of population than is allowed by the <br /> terms of this ordinance for the district in which such building, structure or premises <br /> is located. <br /> ' • (5) Open Space Limitations: No- yard or other open space provided about any building or <br /> structure for the purpose of complying with the regulations of this ordinance shall be. • <br /> considered as providing yard or other open space for any other building or structure. <br /> No lot area shall be so reduced or diminished that the yard or other open space shall <br /> be smaller than prescribed, by this ordinance. <br /> 10.05 R-I RESIDENCE DISTRICT <br /> (a1) USES .PERMITTED <br /> (a) Single family detached dwellings. <br /> (b) Gardening, including truck gardens, nurseries and greenhouses, but not including <br /> the raising or keeping. of poultry, livestock, bees or fur bearing animals, including <br /> rabbits, except as otherwise herein provided. <br /> (c) Municipal buildings, except buildings for the repair or storage of road building <br /> or maintainance machinery. <br /> (d)' Telephone, telegraph and power transmission lines, water, gas and sewer lines; any <br /> 'building or. structure accessory to the operation of such lines,. including electric <br /> transformer stations, telephone .exchanges, pumping stations and the like. <br /> (e) Public parks, golf .courses, tennis courts, archery ranges. <br /> '-(f) Churches and schools, colleges and universities conducted not for profit, but • <br /> not including private music, dancing, business or vocational schools. <br /> (g) , Institutions of a charitable or philanthropic nature, hospitals, clinics and <br /> sanitoria, .except contagious hospitals and insane asylums. <br /> (h) Libraries,. museums and community buildings, private clubs and fraternities, ex- <br /> cept those whose principal activity is a service customarily carried on as abusi- <br /> ness, and except also riding clubs. <br /> (i) Home occupations. <br /> (j) Accessory buildings, including private garages and buildings clearly inci- <br /> dental- to the residential use of the property; provided, however that no accessory <br /> building may be used as a separate dwelling unit. <br /> (k) Cemeteries, when they comply with the provisions of Section 157.06 of the <br /> Statutes. <br /> (2) BUILDING HEIGHT LIMIT • <br /> (a) Buildings hereafter erected. or structurally altered shall not exceed two and <br /> •one-half (2/z) stories or thirty-five (35) feet in height. <br /> • <br /> (3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS <br /> ' (a) For unplatted lands, where public sewer is not available, the lot area shall be <br /> r• <br /> - 8 - / 1 <br />
