fleneral Provisions Section 10.01(1 <br /> 5. In any district, while residential construction is in progress, the owner or builder may <br /> occupy a house trailer on the premises for a period not to exceed six (6) months priot to com- <br /> mencement of such construction and for such period thereafter as may be reasonably pecessary <br /> • <br /> for completition thereof. <br /> (2) Height. <br /> (a) Hospitals, churches, schools, radio transmission towers, water towers, chimneys, spires, <br /> pent houses, cupolas, silos, windmills and similar structures may be erected to a height gttrater <br /> than.the maximum permitted in the district in which they are located; provided, however, that no <br /> part of such structure above the height limit shall be used for residential purposes. <br /> (3) Area, Frontage and Population Density <br /> (a) Any lot or parcel shown on a recorded subdivision, plat or assessor's plat, or conveyance <br /> recorded in the office of the register of feeds for Dane County prior to the adoption of this <br /> ordinance, may be used as a building site, or far any purpose permitted in this ordinance, even <br /> though such lot or parcel does not conform to the minimum frontage or area requirements of the <br /> district in which it is located; provided, however, that no multiple family dwelling or residential <br /> unit in combination with some other use, shall be erected, altered or converted in use on lots <br /> having a width of less than fifty (50) feet. <br /> (b) Any lot or parcel shown on a recorded subdivisio, plat or assessor's plat, or conveyance <br /> and recorded in the office of the register of deeds for Dane County prior to the adoption of this <br /> ordinance, may be increased in size by the addition of all or part of the adjoining lots or parcels <br /> and such resulting lots or parcel may be used for any purpose permitted in the district in which <br /> it is located although by such addition such lots or parcels do not reach the minimum area or • <br /> • <br /> frontage required in such district; provided, however, that subsequent to such addition, the side <br /> yard, open space and percentage of occupancy provisions foot lots of the resulting size shall <br /> apply; and provided further, that after btnlldings have been erected on such lots or parcels their <br /> area or width shall not thereafter be reduced, except in conformity to the provisions of this <br /> ordinance. <br /> (4) Setback. <br /> (a) The setback of buildings for uses designated in Section 10.05 (1)(f), (g) and (h) shall be <br /> not less than fifty (50) feet; and for uses designated in Section 10.12 (1)(g) the minimum setback <br /> shall he seventy-five (75) feet. <br /> (b) In no district shall any part of the building project into any setback area except chimneys, <br /> steps, open porches not covered or enclosed and not more than two (2) feet above grade. <br /> (c) In district; in which service stations are permitted, pumps and pump islands may be <br /> located within the setback lines, but not closer ro the lot line or highway right of way line than <br /> twelve (12) feet. On corner lots po pump or pump island shall be closer to either street or high- <br /> way than twelve (12) feet. <br /> (d) In case of interior lots having frontage on two streets, no accessory building shall extend <br /> into the setback area of e ither street. <br /> 89 <br /> 1 <br />
