Section 10.16 General Provisions <br /> (e) When the side line of an interi a lot is formed wholly or in part by the rear line of an <br /> ahu ping corner lot and the street side yard for the main building is less than the setback for the <br /> main building facing such street, the setback for the building on such interior lot may be modif <br /> fied so as to be midway between the side yard for the builfling on the corner lot and the setback <br /> for such street.. <br /> (f) In platted subdivisions recorded before the adoption of this ordinance where a building <br /> line line shall have been established by Hie construction of buildings on thirty (30) per cent of <br /> the lots in any one block, such established setback line shall be the setback for such block, <br /> but in no event shall such setback be less than twenty (20) feet. <br /> (g) No existing building, erected prior to the ado tion of this ordinance, which projects into <br /> the setback area, shall be moved, structurally altered or added to so as to increase that part of <br /> the building projecting into the setback area. This provision shall not be construed to prohibit <br /> additions or alterations which conform to the setback requirements. <br /> (5) Side Yards <br /> (a) Lots of non-conforming width: <br /> 1. On lots fifty (50) feet or more in width but less than sixty (60) feet, the minimum aggregate <br /> side yards shall he fiftten (15) feet and no single side yard shall be less than five (5) feet. <br /> 2. On lots less than fifty (50) feet in width the minimum side yard on each side shall be five <br /> (5) feet. <br /> (b) Corner Lots. <br /> 1. When the long side of a corner lot is formed by a Class A, R or C highway the side yard <br /> on such street shall conform to the setback requirements for such highway. <br /> 2. When the long side of a corner lot is formed by a Class D or E highway the side yard for <br /> such street shall he not less than one-fifth of the width of the lot, but in no event less than ten <br /> (10) feet. The ten (10) foot minimum shall apply only on lots fifty (50) feet or less in width. <br /> (c) Side Yards for Special Uses. <br /> 1. Side yards for uses designated in Section 10105 (1)(f), (g) and (h) shall be not less than <br /> fifty (50) feet on each side of the building and for uses designated in Section 10.12 (1)(g) the <br /> minimum side yard on each side shall be seventy-five (75) feet; provided that when such building <br /> is located on a corner lot the side yard on the side toward the side street may be reduced by <br /> twenty-five (25) feet but not below the required setback for such street. <br /> (6) Rear Yards <br /> (a) Location of accessory buildings in rear yards. <br /> 1. On interior lots sixty (60) feet or more in width no accessory building shall be erected, <br /> moved or added to so as to be nearer than four (4) feet to the side lot line or rear lot line. <br /> 90 <br />
