Section 10.05 R-1.Residence District <br /> (c) Municipal buildings, except buildings for the re pair or storage of road build- <br /> ing or maintenance machinery, <br /> (d) Telephone, telegraph and power transmission lines, water, gas and sewer lines; <br /> any building or.structure accessory to the operation of such lines, including electric' <br /> transformer, stations, telephone exchanges, pumping stations and the like. <br /> (e) Public parks; •golf-.courses; tennis courts; archery range, <br /> (f) Churches and schools, colleges and universities conducted not for profit, but: <br /> not including private music, dancing, business or vocational schools. <br /> . (g) Institutions of a charitable or.philanthropic nature; hospitals, clinics and <br /> sanatoriai except contagious hosp•itals.and. insane asylums. <br /> (h) Libraries, museums and community buildings; private clubs and fraternities, <br /> except those whose principal activity is a service customarily-carried on as a busi- <br /> ness, and excepting also riding clubs. ' <br /> (i) Home occupations. , <br /> (j) .Accessory buildings, including private garages and buildings clearly incidental <br /> to the residential use of the property; provided, however, that no accessory building <br /> may be used as a separate dwelling unit. <br /> (k) Signs and other advertising media as follows: <br /> 1. To advertise a customary home occupation or professional office; provided that <br /> 'such sign shall be attached to the building a.nd shall not exceed two (2) square feet <br /> in gross area. <br /> 2. To advertise the sale, rent, lease or trade of the property on which the sign <br /> is placed; provided that such _sign shall not exceed six ,(6) square feet in gross area, <br /> except in subdivision.or unplatted lands newly opened for sale, or subdivisions or <br /> unplatted lands where the density of construction does not exceed an average of one <br /> building for each two hundred (200r feet of frontage, -such latter sign shall not ex- <br /> ceed one hundred (100) square feet in gross area. <br /> 3. To advertise that the site on which the sign is located is the location of a <br /> future church, school, library, club or the .like. <br /> 4. Tablet, inscription, emblem or bulletin.board for churches, schools; clubs, re- <br /> • ligious or charitable institutions. <br /> (1) Cemeteries, when they comply with the provisions of Section 157.06 of the <br /> statutes. <br /> (2) Building Height Limit. <br /> (a) Buildings hereafter erected or structurally,. altered shall not exceed two and <br /> one-half (24) stories or thirty-five (35) feet in height. <br /> (3) Area, Frontage and Population Density Regulations. <br /> (a) The minimum lot or building site.area shall be twenty thousand (20,000) square <br /> feet and the minimum lot width shall be one hundred (100) feet. No building, together <br /> with its accessory buildings, shall occupy in excess of thirty (30) per cent of the <br /> area of an interior lot or thirty-five (35) per cent of the area of a corner lot, <br /> (4) Setback Requirements. <br /> (a) Setback from front•lot line or highway right of way shall conform to the re- <br /> quirements of Section 10. 17. <br /> (5) Side Yard Requirements. <br /> (a) There shall be side yards in the aggregate of not less than thirty (30) feet <br /> and no single side yard shall be less than twelve aad one-half (121/2) feet in width. <br /> (6) Rear Yard Requirements. <br /> (a) The minimum depth of any rear yard shall be fifty (50) feet. <br /> -58- <br />
