General Provisions and Exceptions Section 10.16 <br /> 2. In any district, temporary buildings add the temporary storage of materials and <br /> equipment incident to the construction of buildings on the premises, for a period not <br /> to exceed one year. <br /> 3. In the RH-1 and the R-1 Districts separate accessory.buildings may be used for <br /> the housing of servants or the accomodation of guests of the owner or occupant. <br /> 4. In any district, where lands are used for farm and garden purposes, separate <br /> accessory buildings may be used for the regular or temporary housing of farm labor, or <br /> a separate dwelling may be provided for the family of a farm manager or laborer. <br /> 5. In any district, while residential construction is in progress, the owner or <br /> builder may occupy a house trailer on the premises for a period not to exceed six (6) <br /> months prior to commencement of such construction and for such period thereafter as <br /> may be reasona ily'necessary for completion thereof. <br /> (2) Height. <br /> (a) Hospitals, churches, schools, radio transmission towers, water towers, chimneys, <br /> spires, penthouses, cupolas, silos, windmills and,;similar structures_may be' erected <br /> to a height'greater than the maximum permitted in the district in which they are lo- <br /> cated; provided, however, that no part of such structure above the height limit shall <br /> be used for residential purposes. <br /> • <br /> (3) Area, Frontage and Population Density. <br /> (a) Any lot or parcel shown on a recorded subdivision, plat or assessor's plat, or <br /> conveyance recorded.in the office of the register'of deeds for Dane County prior to <br /> the adoption of this ordinance, may be used as a. building site, or for- any::purpose <br /> permitted by this ordinance, even though such lot or parcel does not conform to the <br /> minimum frontage or area requirements of the district in which it is located; pro- <br /> vided, however, that no multiple family dwelling, or residential unit in combination <br /> with some other use, shall .be erected, structurally altered or converted in use on <br /> lots having a width of less than fifty (50) feet. <br /> (b) Any lot or parcel shown on a recorded subdivision, plat or assessor' s plat, or <br /> conveyance and recorded in the office of the register of deeds for Dane County prior <br /> to the adoption of this ordinance, may be increased in size by the addition of all or <br /> part of the adjoining lots or parcels and such resulting lots or parcels may be used <br /> for any purpose permitted in the district in which it is located even though by such <br /> addition such lots or parcels do not reach the minimum area or frontage required in <br /> such district; provided, however, that subsequent to such addition, the side yard, <br /> open space and percentage of occupancy provisions for lots of the resulting size shall <br /> apply; and provided further, that after buildings have been erected on such lots or <br /> parcels their area or width shall not thereafter be reducred, except in conformity to <br /> the provisions of this ordinance. <br /> (4) Setback. <br /> (a) The setback ofIbuildings:: foruses designated in Section 10.05 (1)(f), (g) and <br /> (h) shall be not Iess than fifty (50y feet; ;and fbr uses designated in Section 10.12 <br /> (1)(g) the minimum setback shall.be seventy-five (75) feet. <br /> (b) In no district shall any part of the building project into any setback area <br /> except chimneys, steps, open porches not covered or enclosed and not more than two (2) <br /> feet.above grade. - <br /> (c) In districts where filling stations are permitted, pumps and pump islands may <br /> be located within the setback lines, but not closer to the lot line or highway right <br /> of way line than one-half ( ) of the setback distance for a building, or twelve (12) <br /> feet, whichever is greater. On corner lots.no pumps or pump island shall be closer to <br /> either street than a line drawn parallel to sugh streets and distant therefrom one- <br /> half of the setback distance, but in no event less than twelve (12) feet. <br /> -67- <br />
