SECTION 10.14 C =2 COMMERCIAL & LIGHT MANUFACTURING DISTRICT <br />10.14 C -2 COMMERCIAL & LIGHT MANUFACTURING DISTRICT <br />(1) USES PERMITTED: <br />(a) All uses permitted in the C -1 Commercial and Light Manufacturing <br />District, subject to such.special conditions and requirements as are imposed <br />for certain uses, when such conditions and requirements are not in conflict <br />with this section. <br />(b) Warehouses, without limitation as to size; truck terminals and <br />freight houses. <br />(c) Fuel and lumber yards; bulk storage plants. <br />(d) All repair shops and garages, regardless of size or capacity, in- <br />cluding repair of trucks and heavy machinery. <br />(e) Woodworking and sheet metal plants, machine shops, welding shops and <br />similar uses regardless of size. <br />(f) Inside or outside storage of contractors' material and equipment, <br />including road building machinery, cement mixers and similar equipment. <br />(g) Stock yards, subject to the provisions of 10.25 (4), Application for <br />Approval of Site. <br />(2) BUILDING HEIGHT LIMIT: <br />(a) Residential buildings, or buildings combining residential and business <br />uses, shall not exceed thirty -five (35) feet or two and one -half <br />(24r2).stories <br />in height. <br />(b) The maximum height for all other buildings shall be sixty -five (65) <br />feet.-,. <br />(3) AREA, FRONTAGE AND POPULATION DENSITY REGULATIONS: <br />(a) Area, frontage, per cent of occupancy and density of population reg- <br />ulations shall be the same as for the B -1 Local Business District. <br />(4) SETBACK REQUIREMENTS: <br />(a) Setback from front lot line or highway right of way shall conform to <br />the provisions of Section 10.17. <br />(5) SIDE YARD REQUIREMENTS: <br />(a) Side yard requirements shall be the same as for the'B -1 Local Business <br />District. <br />(6 ) REAR YARD REQUIREMENTS: <br />(a) Rear yard requirements shall be the same as for the B -1 Local Business <br />District. <br />(7) OFF- STREET PARKING: <br />(a) Off- street parking space shall be provided in accordance with the <br />provisions of Section 10.18. <br />25 <br />
